However, the association’s chief executive, Michael Newey, revealed that rising construction costs have hindered their plans. Despite a growing need for affordable homes, the association has had to scale back its development ambitions and now aims to build 75 new homes per year instead.
During the association’s annual general meeting, Newey highlighted that there are currently 18,710 families on housing waiting lists in Norfolk and East Suffolk. He emphasized the need to prioritize spending and focus on responsive maintenance rather than investing in additional projects. The tough financial climate has forced the association to reduce its planned maintenance program and scale back its development goals.
In the fiscal year 2022.23, Broadland Housing Association managed to deliver 131 new homes, with 55 available for affordable rent and 76 for shared ownership. The association has been in operation for 60 years, during which time the demand for homes has increased significantly. Despite economic pressures faced by tenants, including high food inflation and energy costs, the association remains optimistic and committed to tackling housing need and homelessness.
In addition to discussing the challenges facing the association, the AGM also saw the appointment of a new chairman, Jenny Watson. Watson is a well-known figure in the voluntary sector and currently serves as chairman of homelessness charity House of St Barnabas. She brings extensive experience in social value and public policy, as well as building stakeholder relationships and leading organizations through change. Watson expressed her excitement about joining Broadland’s board and working to provide the best service possible for tenants.
